Subject Property
The subject property is located at 25 Nelson St, Toronto on the ground floor of The Boutique Condo Phase I. The Boutique Condos development was completed in 2011 with over 600 units across two phases. Located in Toronto’s Entertainment and Financial District, the condominium features boutique hotel-style amenities and modern architectural design.
Our Role
The client is an experienced dentist and the mandate was to purchase ground floor retail to convert to a dental office. The client required an area with high foot traffic, a captive patient base and key demographics which could all be found at the subject property. Working closely with the client, 25 Nelson St was identified and targeted for acquisition (as it had originally been marketed for lease only).
Outcome
Over 90% of the client’s patient base originates from the residents of The Boutique Condos and validates the client’s original business plan. By owning the real estate from which the dental practice operates, the client no longer has to worry about any rental increases or sale and demolition clauses, and furthermore has created an additional income stream as a potential landlord in the future.
